Background of the Study
Tenant satisfaction plays a pivotal role in the success of residential property management. In Kaduna State, like in many other parts of Nigeria, tenants' experiences are significantly influenced by the property management practices employed by landlords and property managers. Property management practices include a range of activities, such as maintenance, communication, conflict resolution, and the provision of amenities. When property management is effective, tenants are more likely to remain in their rented properties for longer periods, leading to a stable rental income for landlords and reduced vacancy rates.
However, poor property management practices—such as delayed maintenance, inadequate communication, and unresolved tenant complaints—can lead to dissatisfaction and may prompt tenants to seek alternative accommodations. This study will examine the relationship between tenant satisfaction and the property management practices in Kaduna State, with the aim of understanding how property management quality affects tenant retention and the overall success of residential rental properties.
Statement of the Problem
Tenant dissatisfaction due to ineffective property management can lead to high turnover rates, increased vacancy rates, and lower rental income for property owners in Kaduna State. Despite the growing demand for rental properties in the region, issues such as inadequate maintenance, poor tenant communication, and neglect of tenant concerns are often reported. This research will investigate how tenant satisfaction is influenced by property management practices and the impact of this relationship on the success of rental properties in Kaduna State.
